Most US general contractors combine accounting software (QuickBooks, Sage or Foundation) with a project platform: Procore for commercial work, Buildertrend or JobTread for residential. Commercial GCs often add BuildingConnected for bid invites, and a job cost tool such as Planyard keeps commitments and change orders current between month-end closes.
For a small residential GC, JobTread ($199 a month) or Buildertrend (from $499 a month) covers estimates, bids, change orders and client billing in one system. For a small commercial GC that already uses QuickBooks, Planyard or Knowify adds job costing, commitments and pay applications without replacing the books.
If your owners ask for AIA G702 and G703 pay applications, it saves rebuilding the continuation sheet in Excel every month. Knowify and JobTread both produce AIA pay applications from a schedule of values. Planyard does not produce AIA forms yet; they are coming soon. Our G702 step-by-step guide shows what the form needs.
Contractor Foreman starts at $49 a month on an annual plan, Knowify at $99, JobTread at $159 to $199, Planyard at $105 per project manager and Buildertrend at $499. Procore, BuildingConnected Pro and Foundation are quote only; Procore prices on your annual construction volume.
QuickBooks Online Plus and Advanced track income and cost by project. They do not track committed costs from signed subcontracts or produce AIA pay apps, so most GCs add a construction tool on top. See our construction accounting software guide for the accounting side.
